I wrote my own rental contract for my tenants. It specified that I could evict them immediately if, in my sole opinion, I felt threat of harm to myself or my property. That single phrase has saved me untold grief and expense. One renter even called a cop on me to try and get the standard prolonged eviction time. The cop read it and asked, "would you be kind enough to give her one more day?" Done. Contract law is whatever the parties agree in writing. Use that to your advantage
