You'd think the landlords would appreciate tennant's that haven't missed a payment and are the least bother. But from what I have witnessed there is no appreciation extended other than raising the rent. It's weird.

Yep. In Texas, rent basically doubled from 2014-2015. The greed was off of the charts. That's why I don't get too upset about eviction moratoriums. In any case, if a State wants to extend moratoriums to infinity, they are still free to do so.

In my state the process to start the eviction is back logged for months and months. It's going to hit hard in or around the summer.

Besides, it'll be a long, long time before these people are tossed out. Where I used to live, the Sheriff was responsible for evictions. Once they switched to having an unelected police department, the Sheriff's office was reduced to just a handful of guys.
We had one notable instance where some drug-addled White Trash was due for eviction but the Sheriff was so backlogged that it was about a year after the electric company cut off his electricity that the sheriff came and evicted him.
