Last year was crazy real estate in Phoenix. Anecdotal evidence... But I watched 3 properties that we were looking at buying, go way above values, it was silly. Like 400K neighborhoods selling at 750K, 150K shitbox rentals going at 275K. The market is still rough here. You can find 150K shitboxes again, but those are what should be 100K shitboxes, and you cant make profit on renting them as a small owner.
