I had a friend, or at least thought he was a friend who isnt anymore. I noticed that every time we talked he was always complaining about money, or asking for money, or wanting to borrow money, or complaining about money. Eventually his ideas went from slightly annoying to completely insane, leading to a land acquisition purchase where in theory, i would have paid for the entire plot of land (close to 300,000 in total), and than would have needed to pay him to build it out, to turn around and give him 50% ownership of the property. I noped out of the deal, but the proposition was so bad it boggled my mind how one could even entertain this idea

Yeah... ive had friends like this before too, only care about you when you have a dollar to give them. Beyond that, may as well be dead to them. In my "friend's" case there's so many issues with the idea: why invest in real estate on its high when its bound to go down? Why this location (without going into too much detail, this is a VERY secluded area in Wyoming with the nearest metro city being close to 500 miles away, and the nearest stores are close to 35 miles away), why would anyone bother to go vacation there? And saying its a sure thing isnt good enough for me anymore, there has to be a plan beyond someone having a hunch

Yeah, a resort or vacation place needs to be within an hour of an airport. 500 miles in the middle of nowhere isn't going to pull people in.

there isnt even a direct way to get there, or a nearby airport to help, the nearest large connector airport is over a 100 miles away and it takes 2-3 hours to get there. If you chain to the smaller airport you still have over an hour to get to the place. And if it snows too much, the highway (seen it happen) gets shut down and you have no way to get there or back
