Yeah, actually that is a thing. Not many people are aware of that but it goes for private property as well. This is a really good reason to get a survey done on any property/land you are buying especially if it is rural and connected to other people's "open" land.

This. I would also suggest purchasing title insurance on any property you acquire, especially if it's rural or undeveloped land. It's the cheapest insurance policy you will ever buy if there is a dispute.

100% Another very important thing is to "walk" the land. You really need to know what is on it because you are stuck with it after buying.

Someone could have left behind a bunch of barrels of used oil that you need to get removed and do remediation on. That is just one example of dumb shit you might find on land you are looking at buying.
