Disgustingly enough, I think the proper hygiene bullet is more optional than many would like to believe. I've seen way too many women with guys that completely lack it.
EDIT: Actually, now that I think about it, many of these bullets are far more optional than you give credit for. There's a lot of complete losers out there that have women. Quality women, even. Not just dumptruck women that are just as much of a loser as the guy.

Not necessarily. These traits would put a guy in the top 1%, and would probably scare away 90% of women who think they aren't good enough. From what I've seen, just being comfortable and reliable would probably be enough to get most women. The problem is, most incels are so bitter, insecure, neurotic, and desperate, they couldn't be comfortable if their lives depended on it, and they exude that into every interaction whether they want to or not. Women can sense that shit unconsciously no matter how much the incel tries hiding it, and that runs the women off, just furthering the incel's bullshit. That is if the incel even leaves their house to meet a woman in the first place. From what I've seen, most just sit at home, and expect woman to just show up at their door like magic.
If anything, this list is more for the incel, to get them more comfortable with themselves, while also just getting them out of the house, so they can meet women in the first place.
